10 Least Expensive Homes Sold in Vernon BC | 2025 Market Reality

Let’s take it a step further and look at what actually matters.

What do these homes really look like?

Because most people assume that anything under $450,000 must be rough. But when you break down the 10 least expensive detached homes sold in Vernon in 2025, a very clear pattern starts to emerge.

And there is more opportunity here than most people expect.

This breakdown focuses strictly on the City of Vernon, not the entire North Okanagan. These are the 10 lowest-priced detached home sales from 2025, and more importantly, what buyers actually got for their money and why each property sold.

I’m Lisa Salt with RE/MAX Vernon Salt Fowler, and this is a real look at where entry-level buyers and investors are finding opportunities in today’s market.

#10 – 1905 46th Avenue
Listed at $469,000, originally $479,900, sold for $432,000.
2 bedrooms, 1 bathroom, 1,110 sq ft on a 50 x 105 lot, built in 1947, 124 days on market.

A classic entry-level home in Harwood with a smaller footprint and convenient location. Older construction, laneway access, and close to amenities.

Why it sold: It started overpriced, sat on the market, and eventually adjusted into a range buyers were willing to pay. Pricing still matters, even at the lower end.

#9 – 1209 25th Avenue
Listed and sold at $429,000 in 28 days.
2 bedrooms, 2 bathrooms, 1,024 sq ft on an approx 60 x 125 lot, built in 1947.

Located in East Hill with MUS zoning, allowing for multi-unit small scale development.

Why it sold: Buyers were purchasing future development potential as much as the home itself.

#8 – 3402 24A Avenue
Listed at $428,000, sold for $424,000.
1 bedroom, 1 bathroom, 859 sq ft on a 56 x 120 lot, built in 1938.

A small home in Lower Mission Hill with RM1 zoning.

Why it sold: Strong investor appeal with redevelopment or long-term holding potential.

#7 – Mission Hill Area
Originally listed at $500,000, sold for $415,000.
3 bedrooms, 1 bathroom, 1,339 sq ft on a 70 x 103 lot, built in 1960.

A solid home with a functional layout and key updates like a newer roof and boiler.

Why it sold: The home was in decent condition, but required a significant price adjustment to meet buyer expectations.

#6 – 1808 22nd Street
Listed at $479,000, sold for $415,000.
4 bedrooms, 3 bathrooms, 2,400 sq ft on a 62 x 125 lot, built in 1975.

A larger home in East Hill with good fundamentals but needing updates.

Why it sold: Buyers saw value-add potential, including the possibility of adding a suite.

#5 – 2305 45th Avenue
Listed at $450,000, sold for $405,000.
2 bedrooms, 2 bathrooms, 818 sq ft on 0.18 acres, built in 1930.

A compact home with MUS zoning and strong redevelopment potential, located near Harwood Elementary.

Why it sold: This was more about land value and upside than the existing structure.

#4 – 7790 Old Kamloops Road
Listed and sold at $399,999 in just 6 days.
3 bedrooms, 1 bathroom, 1,686 sq ft on 0.62 acres, built in 1965.

A rare offering with over half an acre and views of Swan Lake.

Why it sold: Properties with land, views, and this price point are uncommon, and buyers moved quickly.

#3 – 4107 34th Street
Listed at $399,999, sold for $389,000.
3 bedrooms, 1 bathroom, 1,048 sq ft on a 50 x 125 lot, built in 1940.

A character home with hardwood floors, an updated kitchen, and a usable yard.

Why it sold: It offered a strong combination of livability, charm, and proximity to downtown.

#2 – 9509 Houghton Road
Listed at $419,900, sold for $388,500.
4 bedrooms, 2 bathrooms, 2,253 sq ft on 0.63 acres, built in 1974.

A more remote acreage-style property offering privacy, space, and views, but requiring updates.

Why it sold: Buyers were willing to trade condition for land and privacy.

#1 – 3909 29th Avenue
Listed at $399,900, sold for $375,000.
3 bedrooms, 2 bathrooms, 1,557 sq ft plus unfinished basement, on a 50 x 117 lot, built in 1948.

A court-ordered sale with significant work required and MSH zoning allowing for medium-scale housing.

Why it sold: The price reflected both the condition and the uncertainty, but also the redevelopment potential.

Final Thoughts

The lower end of the Vernon market remains active and competitive, with real opportunities for the right buyer.

The trade-offs are consistent. Older homes, renovation requirements, or properties valued primarily for their land and zoning.

The lowest detached home sale in Vernon in 2025 came in at $375,000, but it came with clear considerations.
